There are two commercial units in the 28-32 Water St. building. They include a pizzeria and tattoo parlor. We have also identified one unit (Apt. 211) in that same building where an additional bedroom will be added which will take the bedroom count to 67.
In the near future, we plan to add an addition of a third floor at the 28-32 Water Street property. The third floor will add an additional 6 units and 14 bedrooms. With the third floor, the total numbers for the entire portfolio will be 36 units and 81 bedrooms.
Construction / Renovations
Of the 30 existing units, 8 have been completely remodeled. It is expected that the additional 16 units will be completed by the Fall 2022 semester. Typical unit renovations include the following :
- New Vinyl Laminate Flooring – commercial grade
- New kitchen cabinets with Corian counters and subway backsplash
- New windows
- New Stainless Steel appliances – refrigerator, stove, dishwasher
The units are completely refurbished with modern cabinetry, new flooring, tile backsplashes, stainless steel appliances, vibrant color schemes, trendy furnishings, and 65 inch flat screen smart TVs. On top what the students can see and touch, all electrical, plumbing, HVAC is either replaced, upgraded, or maintained for safety and performance during each unit renovation.
As of summer 2021, there have been two full time staff members on site (Noah and Aaren) that dedicate most of their time to unit renovations. Noah and Aaren are supervised by property manger Tricia Costantino who also leases out the units.
Tricia is a very strong and capable leader that is dedicated to the success of the project. She also manages over 150 apartment units nearby. Between Tricia, Noah, and Aaren, this group is a very strong and talented workforce. Noah and Aaren live on site, so in addition to their construction duties, they help adhere to tenants needs. The two of them both provide top level service to tenants at the site, which in turn, facilitates positive word of mouth from the students.
The entire project is overseen by Michael Attea, President/Broker of Power Play Partners, LLC. Power Play Partners is a WNY property management and brokerage company. As of this year (2022) Power Play Partners currently manages over 1.2 million square feet in WNY, has approximately 30 full time employees, and has a portfolio of almost $90 million in assets managed.
